Albany Holiday Units
Quality, affordable accommodation in the heart of Middleton Beach. 1,2 or 3 bedroom self-contained holiday units perfectly positioned to enjoy Albany’s pristine coastline and local tourist attractions. Less than a kilometre from the National Anzac Centre and only a short stroll to popular cafes, restaurants, parks and playgrounds. Our clean, spacious and well appointed units come in a range of styles to suit every budget and to cater for tourists, holiday makers and business people alike.
Our Studio Units are similar to a deluxe motel room with queen bed, kitchenette & separate bathroom and toilet.
Our Art Deco Units celebrate Albany’s heritage and include a choice of 1bedroom twin share, 2 or 3bedroom Units. These units comprise large rooms with high ceilings and fully equipped kitchens.
Our Large 2bedroom units at the rear of the complex are very spacious and are wheelchair friendly.
All of our units have reverse cycle air conditioning, flatscreen TV’s, hairdryers and electric blankets for your comfort. For your convenience there are laundry and BBQ facilities on site, and free Wifi internet. Our friendly staff make every effort to make your stay a memorable experience with a warm welcome and a cosy stay!

Terms & Conditions
Reception Services are located at Park Avenue Holiday Units 13 Golf Links Rd. Check-in is between 2pm and 7pm. If you wish to check-in after 7pm you must provide photo ID and ring ahead on the day of your arrival to make arrangements for key collection. If you do not provide proof of identity or ring ahead your booking may be cancelled.
Check-out is no later than 10am. A fee will be charged by the half hour if a late check-out has not been arranged with management.
All of our rooms are strictly Non Smoking. Smoking is permitted in outside designated smoking area only. Penalties will apply if the no smoking policy is not adhered to.
Pets are not allowed. Strictly no fish cleaning or scaling of fish on the premises.
Management reserves the right to charge your credit card for extra costs or damages incurred. This includes extra cleaning costs if you do not leave your unit in an acceptable clean and tidy state. Extra cleaning fee's are at the discretion of Albany Holiday Units and are charged at a minimum of $40 per hour.
Excessive noise levels after 10pm and unsocial behaviour will not be tolerated. Albany Holiday Units reserves the right to terminate your stay without notice.
Extra charges apply for extra persons per night. Maximum number of persons permitted in each unit: 3bedroom Art Deco 7 persons, 2bedroom Art Deco 6 persons, Art Deco Twin Share 4 persons, Studio 3 persons, Large 2bedroom Unit 5 persons. Extra charges and maximum occupancy includes all children over the age of twelve months.
Once checked-in it is deemed that these Terms and Conditions have been accepted.
Payment Policy
One nights accommodation is required to secure your booking. Payment will be taken from your credit card anytime after the time of booking. The outstanding balance will be taken on the morning of arrival.
For payments via direct bank transfer, confirmation and full payment is required 7 days prior to arrival .
For indirect bookings please refer to the payment policy received from your online booking agent.
We require your valid credit card number for security for the duration of your booking.
Cancellation Policy
For direct bookings made with Albany Holiday Units, all cancellations outside 30 days of arrival will incur a $30 cancellation fee.
If cancelled between 30 and 7 days of arrival guests will be charged the first night of their reservation. The total reservation will be charged if cancelled within 7 days of arrival.
For all indirect bookings please refer to your booking conditions received from your online booking agent.
In the event of a no show 100% of the booking total will be charged, and once checked-in there will be no refunds if you make any cancellations or shorten the length of your stay.
We are happy to provide a full credit for a date amendment, however this must be done 7 days prior to your original date of arrival.
In the event of a COVID19 lockdown or travel restriction you will have the option of a full credit for a future booking within 12 months, or a refund of your deposit minus a $30 cancellation fee.
