Terms & Conditions

* The keys to the apartments are available from 2.00pm on the day of arrival.. Check out time is before 10.00am on the day of departure.

Please leave all keys on table in apartment. The cost of any keys not returned/left will be charged at $75 per key. Late check outs are subject to additional cost and always subject to availability.
* The number of occupants staying at the property shall not exceed the number of beds in the property.
*Pets are not permitted on the premises.
*All breakages, damages and lost keys must be reported to the manager-payment required if damaged is deemed to be the occupants fault.
*No responsibility is taken for occupants personal property left on the premises.
*Parking is available and at your own risk. We are in a low crime area, however please ensure valuables are out of sight and doors locked.
*With telephone and online bookings the description of the premises by the agent is made in good faith, but no responsibility for misinterpretation can be accepted.
*You are staying in a quiet residential area; Please be respectful of other guests & residents and conduct yourself lawfully at all times. Please observe Strata Title By Laws and Regulations whilst staying at Amberoo Apartments and any directions from staff.
* No Parties, Loud Music that cause disruption to others.
*Management has sole discretion, If deemed necessary [ due to bad behaviour or nusience ) to call the security patrol or police to the premises, Any cost will passed to registered person and your booking will be terminated immediately with no refund payable.
* Strictly NO SMOKING inside apartments, Cleaning fees start at $200.
* Security Cameras may be operation 24/7
*Pool; No Glass containers and No alcohol to be consumed in and around pool area. Swimming is not permitted between the hours of 9.00pm-7.00am
*Guest registration must be completed on booking with ID/Drivers licence
*If there is anything you do not understand or questions you have please just ask us.

Payment Policy

No GST IS PAYABLE ON RESIDENTIAL ACCOMMODATION

A non refundable deposit 50% of room rate is required to confirm a booking. The total tariff is payable before occupancy.

Corporate clients terms vary.

Cancellation Policy

In the event of a cancellation by you, the deposit is non refundable (direct booking only) unless the premises are rebooked [ with a confirmed booking ] for the entire period in which a $50.00 cancellation fee will apply.

If you book via an Online booking agency - please observe the terms and conditions of that booking as they may differ from direct bookings.
