King Parrot Cottages & Event Centre provides accommodation near the Great Ocean Road and Lorne in the Otway Ranges. Consisting of five cottages, Lodge, Hall and campground, King Parrot is a popular destination for romantic getaways, family holidays or large family celebrations.

The architecturally designed accommodation is fully self-contained, ranging in size from single to four bedrooms, accommodating between two and fourteen people. Each offers comfort, character and privacy in a rustic bush land setting, including stunning valley views.

The campground, surrounded by beautiful forest, provides the option of getting back to nature. There are eight camping sites, including three cabin-tents, on the rainforest valley floor.

Most pets are welcome by prior arrangement only.

Activities include the salt-water swimming pool, games room with table tennis, fuse ball, air hockey, darts, board games plus outdoor field games, suitable for all ages. Bush-walking tracks and waterfalls abound in the immediate vicinity and within close reach are the beautiful beaches along the Great Ocean Road, the wonders of the Otway National Park and the gourmet trail of berry farms, fine foods and farm produce.

Terms & Conditions

Covid19:
All guests must self-assess their state of health before travelling to King Parrot. All guests must observe social distancing, practice good hygiene and follow Chief Health Officer guidelines during their stay.

Management will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
HIGH SEASON:
Final week of December to January 31 & Easter.
Easter minimum stay 4 nights.
Long Weekends & Melbourne Cup weekend minimum 3 nights.
LOW SEASON:
At all other times - minimum 2 night stay.
CHECK-IN time 2.00pm Low Season, 3.00pm High Season, Check-out 10.00am
Late departures may be available if previously arranged with management. Please feel free to ask during your visit.
The base price varies from cottage to cottage. The rate for additional guests is $30.00 per night. The number of guests should not exceed the number stated at the time of booking or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Campfire wood is charged at $120 per cubic metre.
Under no circumstances is furniture, crockery, cutlery or kitchen equipment in general to be relocated to other cottages.
Departure – Kitchen must be left in a clean condition with all dishes washed and put away. Guests will be charged for additional cleaning if cottages are left in a dirty state. Guests will be charged for any damage or major breakages incurred during your stay.

Noise Policy
Although King Parrot Cottages and Event Centre is a family-friendly property, we are bound by regulations around excessive noise as determined by the Environment Protection Authority of Victoria. There are neighbouring properties in the valley and noise travels unhindered around the hills and through the bush, especially at night. Our policy is to maintain a minimal environmental impact so that others, as well as our guests, may enjoy the peace and beauty of the Pennyroyal Valley. Therefore, the management of King Parrot reserves the right to control the level of noise created on the property and in the evenings noise must be kept to a minimum after 10:00pm on weekdays and 10:30pm on weekends. Again, to retain the tranquility of the valley for both our neighbours and our guests, amplified music is not permitted outdoors at any time.

** STRICTLY NO PARTIES **

Where the entire property is hired exclusively for a functions the following conditions apply:
• Music must never exceed 90 decibels inside the Hall.
• Music must be turned off by 11.00pm
• Those designated with the role of conducting music during events are to have prior consultation with Management.
• Function must finish by 11.00pm.

DOGS:
Dogs are permitted at King Parrot Cottages and Event Centre
Please be considerate towards our other guests and do not cause any disruption.
Dogs must be under effective voice control or on a lead at all times.
Dogs are allowed inside the cottages but strictly not on furniture, so please bring your own pet bed.
Constant barking and/or howling is not acceptable. If your dog is disrupting guests, neighbours or wildlife it will be asked to leave.
We do not take responsibility for dogs.
Please note that there is no fenced area for your dog. Your dog will not be able to be left at King Parrot unattended.

Payment Policy

Holiday rentals:
A 50% deposit is required to secure any booking and the balance is due 2 weeks prior to arrival.
Conferences & Retreats:
$1000 deposit to secure a booking
50% to be paid within 3 months of date
100% to be paid within 2 weeks of date.
Weddings:
A $2000 non-refundable deposit is required to secure your booking more than 6 months from date
50% to be paid within 6 months of date
75% to be paid within 2 months of date
100% to be paid within 2 weeks of date.

The following surcharges are applicable for payment by credit cards:

Cancellation Policy

In the event of a cancellation the following conditions apply.
For Holiday Rentals: More than 45 days from the due date - 50% of deposit forfeited. Within 45 days of the due date - 100% of the deposit forfeited.
For conferences, retreats, events or weddings 100% of payments are forfeited regardless of the length of notice.

Covid Cancellation Policy:

To support you during the COVID-19 situation, we’ve implemented a flexible booking policy for current and future bookings. This policy makes it easier to change your booking dates should an issue arise as a direct result of COVID-19. Guests will have the option to change the date of their booking or accept a credit which is valid for up to 12 months, or receive a full refund should any of the criteria, listed below, impact their planned stay:
• You or member from your household tests positive to COVID-19
• You are forced into government instructed self-isolation
• You are awaiting the results of a COVID-19 test
• A state or government directive is issued and means you are no longer able to travel to or from your destination
• A refund will not be provided for any guests from interstate if Victorian border closes due to an outbreak in another state.
• Refunds will not be provided if restrictions impact the intent of our stay. (ie. If you booked with the intent to share a cottage with another family but restrictions do not allow this, however restrictions allow one family to stay a refund will not be provided).

If a guest needs to cancel due to personal covid symptoms, 100% of payments are forfeited.

For Wedding bookings the initial non-refundable deposit will be forfeited regardless of the reason for the cancellation.
