Terms & Conditions

Making a booking
1. You must be at least 18 years of age
2. The laws of NSW and the jurisdiction of the NSW courts apply to all bookings
3. Prices include GST
4. It is illegal for us to provide candles because they are a fire hazard.

Arriving
1. We have contactless arrival and departure. Your accommodation will be unlocked with the key inside when you arrive.
2. To find Kookaburra, Lyrebird and Wren cottages drive in and turn right in front of our new workshop. The carport straight in front in front of you is the Wren cottage, the next cottage (the middle one) with a small 2 on the wall as you drive into it is the Lyrebird cottage and the one at the back with a double carport is the Kookaburra cottage.
3. To find the Garden Cottage drive in and turn left. In the far corner is what is left of our large orange tree and next to that there is a blue door at the end of the verandah. This is your accommodation.
4. Please feel free to explore our garden and help yourself to any produce from our kitchen garden.
5. If you would like to view the pottery workshop please ask.

House rules
1 Check in is from 2.00 pm and check out by 10.00 am. Late departure by prior arrangement only, otherwise there is a charge of $30 per hour.
2.You are responsible for any damages, theft, breakages and loss of property during your stay. You must notify management immediately. Management may recover repair and/or replacement costs.
3. All furniture and furnishings must be left in the position they were in when you arrived.
4. Smoking is strictly forbidden inside. Evidence of indoor smoking will incur a $150 fee.
5. The number of guests entitled to stay overnight is as per your booking confirmation. Visitors are allowed but not to stay.
6 Loss of cottage key will incur a $35 replacement fee.
7.Well behaved dogs are allowed but dog owners are responsible for cleaning up after their dogs inside and outside. Dogs are not allowed on the furniture at any time. Any evidence of dogs on the furniture or not cleaning up after dogs will incur and additional $150 cleaning fee. There is a $15 per night dog fee.
8. You are responsible for leaving your cottage reasonably clean and tidy. Extra cleaning charges may be incurred for the extra cleaning of dirty dishes, candle wax, strong smell of incense, stove, oven, fridge, dishwasher, microwave or spa bath.
9. In the event of unavailability due to unforeseen circumstances guests will be informed immediately and alternative accommodation found if possible. If this is not possible a full refund with be provided.
10. Arrival after 8.00 pm is possible by prior arrangement.
11. All linen and towels are provided. For longer stays replacements are available on request.
12. There is an unfenced dam so children must be supervised at all times.
13. If you have a problem please inform management immediately so that it can be rectified as soon as possible.
14. Management strongly recommends that guests purchase comprehensive travel insurance.

Payment Policy

A deposit of 50% is payable at the time of booking and is required before a booking can be confirmed. The final 50% payment is due the day of departure.

Payment of the deposit or full payment for the booking constitutes acceptance of the terms and conditions.

Cancellation Policy

The 50% deposit is not refundable unless the cottage is re-sold for the same respective night or nights.

For cancellations less than one week from the arrival date 75% of the total cost is payable unless the booking is re-sold.

Payments not returnable may be used towards another booking.

A $15 administration fee is payable for all changes to bookings including cancellations.
