Terms & Conditions

Please read our terms and conditions carefully. When making a booking, you accept all booking terms and conditions. It is your responsibility to ensure all details on your confirmation are correct and to bring to our attention any errors or discrepancies within 48 hours of booking.

CHECK IN / CHECK OUT:
Check-in from 2.00 pm on day of arrival. Check-out by 10.00 am on day of departure.
You will need to enter your unique pin code for access to the building , underground parking and apartment. This code will be emailed to you in your pre-arrival email prior to arrival. If you wish to enter the premises earlier you will need to email us at least 48 hours prior to arrival - IF we can arrange early check in or late check out we will advise you via email. A fee may apply. We can not guarantee any earlier check in or late check out. This is all dependent on availability and at our discretion.

CHILDREN POLICY:
Children under 12 years of age must be supervised at all times by the company of adults. Children are NOT allowed to stay in the apartment on their own without adult supervision. Please refer to charges when booking for additional guests.

NUMBER OF GUESTS:
Our property can accommodate up to 4 guests maximum. At no time during your occupancy is the number of guests staying to exceed the number booked. The use of extra bedding other than the number booked will attract additional charges. If you book for 1 or 2 guests we will assume you will use the queen bed ensemble. If you use the queen bed ensemble plus the sofa beds you will be charged the same rate as an extra person charged per bed per night.

BEDDING CONFIGURATION:
1 X Queen bed ensemble in bedroom
2 x Sofa bed pull out single beds on request

Photo ID:
Guests are required to provide photo identification and credit card details at least 5 days prior to check-in. This is your responsibility - failure to provide ID may lead to your reservation being cancelled. This is imperative especially since covid.

PARKING:
An allocated car space x 1 is complimentary and is included in all our rates. The parking is located underground and is secure with a pin code required to open the garage door upon entry to the building. Please note: Maximum height is 2.2 metres for vehicle height. There is also limited off-street parking directly in front of our apartment building and at The Pavilion.

INTERNET:
We provide free unlimited Wi-fi internet for all our guests. The connection of the internet during the stay is not guaranteed and may be disrupted at times or not available at all without notice. Should the internet not work for any reason no compensation claim can be made. Netflix available with your own log in.

ADDITIONAL CHARGES:
A credit card must be provided to us upon confirmation of your booking. Any damage, loss or expense incurred as a result of breaching these terms & conditions will be charged against your credit card. Examples include but are not limited to any breakage, loss, damage or excess cleaning requirements (at our discretion). A fee will be charged for wet or soiled lounges, sofa-beds, rugs, mattresses and/or smells of cigarette smoke inside any room or any part of our building.

An extra cleaning fee will be charged if our apartment is left in extremely dirty condition. As sink is provided, guests are expected to wash up all dishes and leave kitchen equipment as found at check-in.

PETS:
NO pets are permitted in any of our rooms in our property.

NON - SMOKING:
There is strictly NO smoking in and around our apartment including the terrace. Our building - Bluewater apartments is a NON - smoking building.
This is a non-smoking property at ALL times. IF we are aware that smoking has taken place then you will be instantly evicted without any refund.
Extra charges of $250.00 will be charged to your credit card if we need to clean the apartment to make it like new without any smell as per when you checked in. Any additional costs for cleaning of lounges, cushions etc may be added where necessary.

NOISE POLICY:
Please keep all noise to a minimum - be mindful of neighbours and surrounds.
NO noise after 10.00 pm. Oceanview Kiama is intended for holiday purposes only. NO parties NO hens NO stag gatherings allowed. NO loud music. Eviction with no refund will apply if the above is not adhered to.

LENGTH OF STAY:
Minimum 2 night stay. 3 nights over a long weekend or public holiday and 4 nights over the Easter period. Subject to change at our discretion anytime without notice.

RATES:
Rates quoted are in Australian dollars and are subject to change at any time without notice. prior to booking. Our rates are inclusive of all taxes and GST where applicable.

Full payment required at time of booking. If you wish to direct deposit funds please contact us via email or phone us to arrange the reservation for you. If full payment is not received within 24 hours of booking, Oceanview Kiama reserves the right to cancel the booking.
Oceanview Kiama only accepts either direct deposit or Credit Cards Mastercard, Visa and American Express. A credit card merchant fee of 1.95% will apply on the total amount paid when using either Mastercard or Visa credit card. A 2.95% fee will apply to all American Express Card payments.

A credit card charge of $300.00 per stay will be held on all bookings as security bond for your stay. This will be refunded up to 7 days after check out subject to no loss or damage on property inspection.
Valid credit card details will also be held as bond for your stay.

COVID RELATED:
Changes may be made to your booked dates should it be due to covid restrictions or government lockdowns.
We have made changes to our cancellation policy. Please see cancellation policy below.

CANCELLATION POLICY:
No cancellations are accepted unless you have booked our Oceanview flexible rate plan.
On all rate plans other than the Oceanview Flexible rate - If you cancel your booking or no show for any reason you will not be refunded any amount paid.
You will be charged the total of the reserved booking under all circumstances. If you book under the Oceanview Flexible rate plan you may cancel outside of 30 days prior to your booked arrival date where we will refund your monies in full. (No changes to reservations allowed during school holidays, long weekends and peak periods including December & January)

Our cancellation policy stands as is so please under all circumstances be sure about your reservation prior to booking.

COVID POLICY: We will however (based under extreme circumstances such as covid government rulings or restrictions and at our discretion) allow you to change your reservation dates to a future date if available. Note: additional charges may apply should the new booking rates differ from your current reservation.

COUNCIL:
Oceanview Kiama abide by the short term rental accommodation guidelines set out by Kiama Municipal Council. All guidelines must be adhered to or can result in eviction from the property.

Payment Policy

PAYMENT POLICY:

Full payment required at time of booking. If you wish to make a reservation with direct deposit of funds please email us prior to allow us to create the reservation for you. You must make payment of direct deposit within 24 hours of reservation otherwise your pending booking will be cancelled. We require an email of your remittance advise- email to: holidays@oceanviewkiama.com.au

If payment is not received within 24 hours of booking Oceanview Kiama reserves the right to cancel any reservations or bookings made. Credit cards accepted are: Mastercard / Visa / American Express A credit card merchant fee of 1.95% applies to all Mastercard or Visa card payments. American Express is 2.95%

Bond of $300.00 will be charged on your credit card approx 48 hours prior to check in - This bond will be refunded in full up to 7 days after check out subject to a property inspection and no loss or damage is found. Valid credit card details will be held on file during your stay.

On all rate plans other than the Oceanview Flexible rate - If you cancel your booking for any reason you will not be refunded any amount paid. You will be charged the total of the reserved stay under all circumstances. If you book under the Oceanview Flexible rate plan you may cancel outside of 30 days prior to your booked arrival date where we will refund your monies in full less.

COVID: We will allow changes (based at our discretion and under extreme circumstances such as covid government rulings or restrictions) We allow you to change your reservation dates booked to a future date subject to availability. We do not allow changes to reservations at all during school holidays, long weekends and peak periods. Note: additional charges may apply should the new booking rates differ.
