Terms & Conditions

Breakfast hampers are supplied to cottages and are Complimentary as is homestead breakfast 7am-9am if required - we have a dining room not a restaurant or full time kitchen staff. Evening meals require 24 hours notice.
No Children, No Pets. Adults/teenagers (over 15 years) only unless all rooms are booked by the same group and authorisation is given by owners.
For the security and safety of all guests, only guests staying at R on the Downs BnB and Cottages are permitted into the buildings or on the grounds unless arrangements have been made prior to booking.
Staying at R on the Downs BnB and Cottages does not give any third party rights to take professional photos in the house or on the grounds.
BYO alcohol is permitted.
No smoking in the house, rooms or verandas. Smoking is permitted away from buildings and guests.

Payment Policy

-Full payment is required to secure your booking.
We accept Visa, Mastercard (1.5% card charge) or bank transfer -no charge (BSB- 704052 QBank Account R on the Downs 1041604)

Cancellation Policy

Consideration should be given to travel insurance.
Refund Policy- All fees charged by any third party will be deducted from your payment. 50% refund (if cancelled)- from booking until 28 days prior to arrival date. No refund will be given if cancelled within 28 days of arrival date.
Should we cancel your accommodation for any reason whatsoever – you will receive a full refund of any payments paid to us. You will however not receive any remuneration or compensation of any sort including but not limited to you or your guests or any third party having to cancel accommodation, travel expenses, difference in booking another venue, loss of deposits or other payments due to other suppliers or third parties due to the accommodation / property being unable to accommodate you or your party.
