Studio GF - 1 Night Rate Book

The studio is all new ground level with spa bath, this is a small villa and has no views or no outside area, it is a motel style room with toaster kettle microwave and mini bar fridge. Kayaks can be used for a day normally $25 each, you are welcome to use for free. You are welcome to sit at the pool area and waterfront and use the BBQ.

Just like you to be informed about the studio before you book, Its a great price it's only small but comfortable.

Accommodation Terms & Conditions

100% payment required for online bookings, Full payment 7 days prior to arrival in Low Season, 30 days prior in Medium & High Season, fully refundable less $200 admin fee up to 28 days prior to confirmed arrival. Cancellation - if caused by the client within 28 days of arrival, money paid is non-refundable, unless the property is re-let for the entire period for the same price as paid, if rebooked for a lesser amount then this is what will be refunded. If a refund is made due to the property being relet, then a $200 cancellation fee will apply.
Long-term bookings at the property for 30 days or more must be cancelled if caused by the client within 60 days of arrival, money paid is non-refundable, unless the property is re-let for the entire period for the same price as paid, if rebooked for a lesser amount then this is what will be refunded. If a refund is made due to the property being relet, then a $200 cancellation fee will apply.
If you booked via a third party and it's Non-refundable and cancelled then booked direct - the same non-refundable applies.
Visa, M/Card Money Order, cheque & cash accepted. (Cheques accepted for deposit only if received within 14 days of stay.) Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Smoking is not permitted inside the accommodation
Please note check in is 2pm and check out is 10 am (unless prior arrangements have been made with the manager, charges may apply) to enable Villa to be cleaned for incoming guests.
Please call 1/2 prior to arrival if we cannot meet you at the property a key will be left for collection.
Redemption of Gift Certificate must be within six months of issue and once dates are booked they can not be changed. Note: Variances can be agreed on but only by arrangement with the owner in writing.
The guests hereby authorise the owner to take an imprint of a credit card of any of the guests and to retain that imprint until the owner/and or its employees have checked the property.
In the event that the property has been either damaged, whether such damage is willful or not, in the sole and absolute discretion of the owners or its employees, or left in an excessively dirty or untidy state in the sole and absolute discretion of the owner or its employees the owners may without reference enter a debit on the credit card of the guest and the guest hereby authorises the agent to do so.
Nothing in this agreement shall compromise the owners right to issue legal proceedings in Queensland or elsewhere at its discretion seeking damages and/or punitive relief for any express or implied breaches of this agreement and/or any claim, which may arise by reason of the negligence and/or willful damage of the guests and/or invitees whatsoever.
If payment has not been made in full the balance of the rental amount must be received in full 7 days (in Low Season) (30 days In Mid or High season) prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay. Bond is taken on checkin.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10am at the latest, to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental. We don't allow Schoolies bookings.
If Managers have to attend to noise after hours a $100 fee will apply, and guests maybe evicted.

Loss - the owners take no responsibility for the tenant's personal property.

PETS
Saltwater Villas is pet-friendly. Pets are welcome inside but not on any furniture or carpet. (eg Urination, Pet Hair on Carpet) professional cleaning at a charge from $100.00 - $200.00 will be deducted from your bond. Please use the barrier to stop your pet from going on carpet areas. You must clean up after your pet and any excess cleaning resulting from your pet will be taken from your bond.
Please remove sand from your pets prior to entering the property. Dogs are NOT allowed in the pool area.
Please be aware that there may be other pets on the property and that YOURS IS NOT TO BE LEFT ALONE IN THE PROPERTY - Contact us as pet minding is available.

SHOULD YOUR DOG BE LEFT UNATTENDED AND MANAGEMENT ARE CALLED TO THE VILLAS TO PACIFY IT/THEM A $100.00 CHARGE WILL BE ADDED TO YOUR ACCOUNT.

Variations to these conditions may only be made by prior arrangements with the owner in writing

Rebooking or Gift certificates are not redeemable for cash are valid for 6 - 12 months

We recommend that all guests have travel insurance for their holiday.

We understand that sometimes you need to change your schedule. We kindly ask that you give us 24 hours notice so that someone else may visit us. Less than 24 hours notice will attract a $50 cancellation fee. Less than 12 hours or no-show will be charged at 100% of the treatment cost.
