The villas are located right by the lake side and they all feature open plan lounge and dining rooms, with digital TV and DVD players, fully equipped modern kitchens and bathrooms. You can literally hear the water lapping the shore line as you relax
In the beautifully maintained and expansive grounds at Sandpiper you can play tennis or volley ball, cricket, or just kick the footy with your kids.
On Smiths Lake you can kayak, stand-up paddle board, windsurf, sail, fish or swim and the shallow water on the edge of the lake provide an ideal environment for kids to just paddle and play.

Terms & Conditions
House Rules:
1. Overcrowding will not be accepted, and the maximum number of persons allowed is shown on your booking confirmation.
2. Parties, loud music and events are not allowed
3. Pets of any description are not allowed on these premises
4. All breakages and damage to property must be paid for by the renter
5. On departure, please leave the premises tidy, ensure that the oven, grill and refrigerator are clean. Where premises are left in an unsatisfactory condition, future bookings will not be accepted.
6. The Managers reserve the right to terminate your tenancy at any time for breaches of the house rules.
7. Relax, have fun but have respect for other people’s property and treat the place as if it were your own
Payment Policy
Weekend or midweek bookings must be paid in full at time of booking.
To secure weekly bookings, 50% deposit is required at time of booking, with balance payable on arrival.
Cancellation Policy
Deposits on cancelled bookings are only refundable if the accommodation is re-let for the full term of the cancellation. A 17% booking fee is deducted from deposits which are returned on re-letting.
All cancellations must be in writing.
