The Woods comprises of three exquisite country houses nestled in the heart of Pokolbin's Wine Country.
Both The Chapel House and The Folly House each offer 4 queen-sized bedrooms and 4 bathrooms, some with spas. Each house features open plan living, with a fully equipped kitchen, open fire, ducted air and full audio visual system- including Austar. Both are set in tranquil surroundings within a leisurely stroll or short drive of renowned wineries, restaurants, golf courses and concert venues (Hope Estate and Bimbadgen) from where you may indulge in the best that Hunter Valley Wine Country has to offer.
Our beautiful houses are perfect for a weekend away with a group of 8 friends or family . Blackwood is our newest addition, an exclusive couples' retreat that was launched in May 2018, under the guide of acclaimed architects Bourne Blue Designs. Book an individual house or take all houses for groups up to 18. Fantastic for wedding groups. The Woods is also an ideal midweek private retreat for 1, 2, 3 or 4 couples and small conference groups when you can enjoy the exclusive and private use of our houses.

Conditions of Reservation
Normal check-in time is 2pm - early check-in MUST be arranged prior.
Vacate by 11am - late check-out must be arranged prior.
A minimum of two night stay applies to all guesthouses during peak seasons.
Prices quoted are subject to change without notice, you can expect a higher rate during peak seasons.
Please state exact number of guests including children, any guests on the property not listed in your booking will be charged accordingly.
No private functions without prior arrangement.
If additional cleaning is required it will attract an additional fee.
All breakages must be paid for.
Sorry, no pets.
Please leave the property as you find it, a minimum cleaning fee of $65 will apply if additional cleaning is required.
No Smoking inside the building.
- As we do not charge a bond, credit card details must be provided upon arrival at The Woods as security for any breakages and damages to the property during your stay.
- The guesthouse MUST be left in the state you arrived to it in. We pride ourselves on providing our guests with a clean, safe space to enjoy their stay with. Please see the below 'cleaning checklist' and ensure you and your guests adhere to them.

If your accommodation is booked for us to host your wedding, our wedding terms and conditions apply. See below:
- To secure your wedding dates we require you to book your accommodation in directly via our website on the dates you require. A minimum of two nights stay, per guesthouse is required for wedding accommodation.
- Your accommodation booking deposit is non-refundable, however, we may move your dates should you require and pending availability. Should you need to cancel entirely, you will forfeit your accommodation deposit. This will allow for us to be fairly compensated for any quotes, preparation and administration taken place already in relation to your wedding.
CLEANING CHECKLIST
- All rubbish must be bagged and put in the wheelie bins provided.
- BBQ must be cleaned and left in the same state as when you arrived to the property.
- Dishes must be washed, packed away and put back in the guesthouse they belong too.
- The fridges must be cleaned out and left empty upon departure.
- A general tidy must be done of the guesthouse prior to departure.
Our cleaner follows a strict cleaning checklist when our guests check-out, any additional cleaning required will incur a non-negotiable cleaning fee.
We have a 30 day cancellation policy, should you cancel within 30 days of arrival a 100% of the total reservation will be charged.
Payment Policy
Deposit of 50% is required to secure the booking. With the remainder due 30 days prior to arrival.
One month notice of cancellation is required. With less notice, refund of deposit is subject to cottage being rebooked. All cancellations incur a $50 administration fee.
Weekend rates are for 2 nights only. 1 night weekend stays incur the same price.
