Situated in the heart of the popular seaside village of Cabarita Beach/Bogangar, Caba Break boasts four large modern apartments with both ocean and hinterland views to each.
An easy 18-minute drive south of Gold Coast International Airport, a 50-minute drive from Ballina Airport and a short 100m stroll to the beautiful Cabarita Beach. The village offers everything you need at your doorstep for a hassle-free holiday; Woolworths supermarket, pharmacy and doctors, hotel, surf club, shopping, and plenty of cafes and dining options.
All apartments feature; elevator access to all levels, 4 ensuited bedrooms plus a powder room, bright and breezy open-plan living, high ceilings, large ocean aspect balcony, air con, TVs in every bedroom and lounge, well-appointed stone-top kitchen and laundry and a free secure park.
There is a shared BBQ area featuring a large spa pool on the rear balcony with hinterland views.
On street level, a shared secure storage room in the building for bikes and boards is available making it easy to enjoy the bike path or head straight across the road to the beach for a surf any time during your stay.
Early-arrival baggage storage is available upon request.
The Pandanus Room, our separate event space, is free to book with a nominal administration and cleaning fee being applicable. It is available only to guests of Caba Break upon application. It is suitable for corporate events, do-it-yourself weddings, or family milestone events. The room capacity is maximum 48 people (conditions apply). It is well appointed for a variety of uses with reception space, smart TV, whiteboard, kitchenette, furniture options and adjoins the BBQ balcony and spa pool.
With total keyless code-pad entry and self-check in, you can arrive any time after your appointed check-in time and never worry about who has the key throughout your entire stay.
For your peace of mind all bedrooms are equipped with digital code locks and the perimeter of the building is watched over by surveillance cameras.

IMPORTANT INFORMATION
To ensure your stay is enjoyable, here are a few things you need to know before arrival.
By booking rooms at Caba Break, each guest and visitor acknowledges and agrees to abide by these Terms and Conditions and the by-laws of the property. The Manager may inspect the apartment at any time with reasonable notice and at any time without notice if the Manager is of the opinion that there has been a breach of these conditions.
PROPERTY DETAILS
The management's description of the premises is made in good faith and no responsibility for misdescription can be accepted.
DAMAGE AND EXCESSIVE CLEANING
A bond for damage and excessive cleaning will be applied to each booking. The bond, or part thereof, will be refunded within 7 days of departure. Caba Break does not allow smoking or pets, smoking or having animals in the building will impact on your damage bond.
Damages in excess of the bond amount will be charged to the booking credit card.
Lost or misplaced remote controls will incur a $100 replacement fee.
CHECK-IN
Caba Break uses a self-check-in system with standard check-in being from 2pm (14:00) and check out by 10am (10:00).
ACCESS
Access to Caba Break is via a digital touch pad code system. You will receive your security access code by email or text prior to arrival. Each booking is allocated a unique code and it is important not to share this code with anyone apart from guests on your booking. Your code will only be active for the duration of your stay.
EARLY ARRIVAL BAGGAGE STORAGE
Baggage storage is available from 10am (10:00), use your security code to access the gate at the top of the rear stairs on ground level and then again to open the guest store room. Note: all guests have access to the storeroom. Caba Break takes no responsibility for your items, they are stored at your own risk, however, entry to the shared storeroom is under recorded surveillance cameras.
INCLUSIONS
Guests are provided with starter amounts of tea, coffee, milk, bath soap, toilet paper, dishwashing detergent, dishwasher powder and laundry powder. The supermarket is a very short 25m walk for guests to purchase any other requirements.
EXCESSIVE NOISE AND DISRUPTION
While Caba Break welcomes groups of family and friends, excessive noise is to be avoided for the consideration of our neighbours and other guests. There are several security cameras around the building for the security of our guests and our property.
Attendance by management or authorities to address noise or unruly behaviour complaints will result in the forfeiture of your bond and possible eviction without refund or apology.
UNACCOMPANIED MINORS
All guests under the age of 18 must be accompanied by a responsible adult such as a parent or guardian over 25 years of age. If a guest is found to be under the age of 18 and is not accompanied by an adult, Caba Break may immediately cancel the guest’s booking without refund or apology.
Reservations for 'schoolies' will be considered by way of discussion with the owners, Trudy or Barry.
CARPARKING
Carparks are limited and will be assigned as per managements discretion. Additional vehicles are to be parked in available visitor bays or in public carparks. Vehicles parked at Caba Break are done so at the owner’s risk, no responsibility for theft or damage will be taken by Caba Break.
RELEASE AND INDEMNITY
To the extent permitted by law, any monies or other valuables, goods or vehicles that belong to you, brought into the room or onto grounds or carpark remain your responsibility and Caba Break is not responsible for their safekeeping.
To the extent permitted by law, you agree to release and hold harmless Caba Break and its current and former officers, employees and agents against and from all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including consequential and economic losses, property loss/damage and damage for injury, including personal injury and death) arising out of, caused by, attributable to or resulting from your reservation or your stay at Caba Break for any reason whatsoever.
You agree to indemnify Caba Break and its current and former officers, employees and agents for all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including consequential and economic losses, property loss/damage and damage for injury, including personal injury and death) incurred or suffered by Caba Break or its current or former officers, employees or agents arising out of, caused by, attributable to or resulting from your reservation or your stay at Caba Break.
We grant you a licence to stay at our property and we reserve the right to terminate the licence at any time.
THE PANDANUS ROOM - PAX 48
The Pandanus Room is available only to guests for private functions at the Manager’s discretion. Additional visitors are limited to no more than 20% of your Caba Break guests. Eg 40 guests + 8 visitors = 48, maximum at any function. This excludes the like of catering staff, celebrants, trainers, guest speakers or the bride and groom staying elsewhere.
It is essential to advise your intention to use the Pandanus Room to ensure it is available for your exclusive use at the time of booking.
There is no hire charge for the Pandanus Room but an administration and cleaning fee may be applied.
PANDANUS BALCONY AND SPA
From time-to-time, private functions are held in this area and Management reserves the right to limit access to this area.
NO GLASS IN THE SPA. The requirement to empty the spa due to broken glass will impact on your bond.
CHILDREN ARE TO BE SUPERVISED AT ALL TIMES WITHIN THE POOL AREA
HOUSE RULES
Behaviour that disturbs other guests or our neighbours will not be tolerated.
If your stay is being disturbed by other guests, inform management immediately.
- Keep noise to a minimum, especially at night.
- Respect our property and gardens.
- Do not dominate the spa and BBQ area, share with time with other guests.
- Vacate the spa by 10pm unless prior consent has been advised by management.
- Keep noise and music to a minimum on the spa/BBQ deck as there are bedrooms above.
- Do not sleep guests on the lounge without sheets.
- Do not use the lift if it appears to be faulty. Contact management.
- Do not force the lift door to stay open. Be patient, it's a small lift.
- No smoking on our premises.

All bookings require a 10% deposit which is 100% refunded if the booking is cancelled within 48 hours of making the reservation.
90% balance will be charged 7 days prior to arrival.

COVID-19 Policy
All reservations are fully refundable during the Covid-19 Crisis should you need to cancel due to Covid-19 related reasons.
90% Cancellation up to 5 days prior to check-in.
All refunds are made to the booking credit card after the re-let booking is paid in full.
NO SHOWS
A no show is when you do not check in on the scheduled day. In the case of a no show your full payment will not be refunded.
EARLY DEPARTURE
Should guests decide to depart earlier than scheduled, no refund will be granted.
TRAVEL INSURANCE
Caba Break strongly recommends that at the time of your booking you purchase comprehensive travel insurance that includes cover for forfeiture of deposits upon cancellation of booking.
