Welcome to Freshwater Creek Cottages, a farm stay, offering a selection of fully equipped cottages nestled in our beautiful Victorian countryside.

At Freshwater Creek Cottages you’ll enjoy the peaceful rural setting, with natural bush land and farming vistas on your doorstep. The cottages are part of a 50 acre property, with over 20 acres of farming paddocks that hold sheep, cows, goats, ducks, chickens, horses and pigs.
The farm animals also share their paddocks with more than 60 kangaroos that graze freely every evening. For the adventurers who like to explore, we’re close to Torquay, Surf Coast, Great Ocean Road and Geelong City Centre.

Whilst staying at Freshwater Creek Cottages you will be able to hand feed all the animals, collect fresh fruit in season and collect fresh eggs daily. Each morning at 9am you can join the guided farm tour with Farmer Phil. During the farm tour you will hear all about the animals likes and dislikes, you will be shown through our fruit orchard where you can sample our many fruits, and we will also share with you how the property started, and how it got to where it is today.

Your pets are welcome to come along for your stay. There is however an $80 pet fee due to the extra cleaning involved. Your pets are allowed inside the cottages just not on the furniture or in the bedrooms please. Dogs are to remain on a leash at all times whilst on the farm.

1. Booking and Payment

1.1. The property is let to you for the period stated in your booking confirmation. You agree to not sublet or assign the property or any part of it. Extensions are subject to availability and approval by the Property Manager.
1.2. Booking Deposits are required to hold a booking. A 50% deposit is required.
Failure to make the payment will make your booking subject to the Cancellation & Refund Policy below. Deposits can be made directly on our site by credit card, or you can transfer funds into our specified bank account details. All bank deposits require your Surname to appear as the reference. A 2% service fee applies to credit card payments.
1.3. All amounts are expressed and processed in Australian dollars. ($AUD)
2. Residential Amenity & Good Neighbourly Behaviour

2.1. The Visitor must comply with the By-Laws that apply to the property, engage in good neighbourly behaviour, preserve the residential amenity and not be a nuisance or annoyance to adjoining or neighbouring occupiers (eg. loud music, parking). Particularly noise should be kept to a minimum between 10pm and 8am.
2.2. The maximum number of persons that may be accommodated at the property is specified in your booking confirmation. Excess persons will be required to vacate the property or a pro rata charge may apply if appropriate bedding is available at the property at the Property Manager’s discretion. All properties have a strict no party and no functions policy unless prior express written approval is granted by the Property Manager.
2.3. The Visitor must leave the property in a clean and tidy condition, and adhere to recycling/garbage removal programs.
3. Bond/Security Deposit and Property Damage

3.1. A Bond/Security Deposit may be required. Return of these amounts is based on Torquay Retreats terms and conditions and their inspection of the property after your stay.
3.2. The Visitor may not remove any of the furniture or effects from the property and will be liable for any furniture or effects damaged or missing from the property. Furniture must be returned to its original position.
3.3. Torquay Retreats has the authority to deduct monies from the Security Deposit or credit card to remedy any damage, excess cleaning, missing items, excess utilities caused by the Visitor, or to invoice the Visitor by email, fax or post for immediate payment.
4. Liability & Rental Guarantee

4.1. You agree to indemnify Torquay Retreats and the property owner from any claim of loss of personal effects or financial damage direct or indirect whatsoever incurred by you in booking any Torquay Retreats property.
5. General Conduct

5.1. The Visitor must not smoke within the property else a de-odorising fee will apply.
5.2. The Visitor must, every time they depart the property, securely lock doors and windows, and switch off lighting, appliances and water to conserve resources and avoid damage.
5.3. The Visitor shall immediately report to Torquay Retreats any repairs required or damage.
5.4. Pets are permitted. You need to notify Torquay Retreats at the time of booking. Failure to do so may result in termination of the booking.
6. Right to inspect the Property and re-enter the Property

6.1. Torquay Retreats has the right to inspect the property during the booking period subject to reasonable prior notice being given unless the Property Manager has reasonable grounds to believe that the property is being damaged or at risk or if the Visitor breaches any term of this agreement.
7. Arrival, Departure & Keys & Lock Outs

7.1. Visitors may collect the keys after 2pm on the Arrival Date. Visitors must reconfirm the check-in and key collection time 48 hours to arrival. Photo ID & credit card details are required when collecting keys. Arrival or Departure outside of the hours 8am to 8pm may incur additional fees the Property Manager will advise these at the time of booking.
7.2. The property must be vacated by the Visitor and keys returned to the Torquay Retreats by 10:00 am on the Departure Date. Failure to depart will authorise Torquay Retreats to levy additional charges for rental and costs incurred.
7.3. Visitors are responsible for keys (including access devices) and loss of keys and key/lock replacement costs will be passed on to the Visitor.
8. Cancellation by the Property Manager

8.1. In the unlikely instance that a property is withdrawn, Torquay Retreats will endeavour to locate an alternative property of similar location and features, or offer a full refund. If the Visitor selects one of the alternative properties, a new booking will be created funds will be transferred to the new booking.

9. Right of refusal and application of other Special Conditions

9.1. Torquay Retreats may refuse at its discretion to accept any Visitor. Furthermore, Torquay Retreats may require that other Special Conditions be agreed to on arrival of the Visitor.
10. Privacy and General Law

10.1. Torquay Retreats will not share your personal information with any third party, unless it is required to complete your booking, provide services to you, or settle your account.
11. Cancellation & Refund Policy

11.1. For cancellations made 14 or more days before arrival, a refund of all payments less the booking fee will be given.
11.2. For cancellations made less than 14 days before arrival the deposit and any other payment made up to 50% of the total booking cost will be forfeited.
11.3. No refunds will be given where the cancellation is made after the commencement of the accommodation period.

12. COVID-19 Cancellation Policy
12.1 For bookings affected by COVID restrictions/ lockdowns we will offer a change of dates free of charge.
12.2 Where a suitable date cannot be found we can provide a refund of all payments less the booking fee of $50.
12.3 For cancellations due to self quarantine as a close contact or positive COVID case we can amend your booking to an alternative date within in the next 6 months. Alternatively, a 50% refund of the total booking price can be provided, your deposit will be forfeited.
12.4 COVID-19 Cancellation Policy. For bookings affected by COVID-19 restrictions/ lockdowns we will offer a change of date free of charge. Alternatively, if you cannot find a suitable date we can provide a refund of all payments less the booking fee of $50.
12.5 For cancellations due to self quarantine as a close contact or positive COVID case we can amend your booking to an alternative date within in the next 6 months. Alternatively, a 50% refund of the total booking price can be provided, your deposit will be forfeited.
