Beautiful Tasmanian homestead lovingly restored to offer guests high quality, comfortable and affordable Serviced Suites or Self Contained Accommodation.
Located on a 36 acre property in the magnificent Derwent Valley, Tasmania. 1 hour drive from Hobart and 10 minutes drive to the fabulous Mount Field National Park.
A perfect stop-over between Strahan and Hobart, a stay at Hamlet Downs will ensure a comfortable and refreshing break before proceeding. Allow time for a minimum 2 night stay as there is much to see in this fantastic region. With so many amazing tourist experiences available to you at your fingertips such as The Raspberry Farm at Westerway, Meadowbank Winery, Mt.Field National Park with a multitude of walks, Lake Pedder, Hop Fields, Salmon Ponds and it’s all so easy to access these and if angling is your thing, just 1 ½ hours away you can discover why the Tasmanian Central Highlands is considered one of the worlds premium Trout fishing destinations.
Just 30 minutes to the historical town of New Norfolk where you can enjoy Saturday markets and take in literally hours strolling around the antique shop in town and find a treasure trove of trinkets and bric-a-brac to take home as a reminder of your wonderful Tasmanian escape.
Hamlet Downs has modern private suites each with its own separate entrance, lounge/dining area and bathroom. Some have a kitchen. We also cater for groups up to 10 persons looking for a workshop or retreat space. For more information on the rooms, see the "About Us" page.
At Hamlet Downs Country Accommodation we also offer meal choices such as A la carte breakfast and dinner options and even ‘Heat In Your Suite’ pre-prepared meals. We cater for all including vegetarian and vegan options.
The property features beautiful gardens and a 1 km walking track past the orchard, historic hop sheds and around the ponds specially designed to view the wildlife (see also our Bird Watching page).

Sleeps from 1 to 4 persons in existing bedding ,a comfortable fold up bed can be set up to accommodate an extra person, making max 5 persons in 2 Bedrooms
Note that only 1 Group is accommodated in this unit at any one time.
For larger groups (6-11), 2 additional ensuite interconnecting units are available (ie King Room & Queen Room). An additional foldout bed is also available making the capacity 11 persons. Discounted Large Group rates available on application.

Hamlet Downs is a no smoking establishment. Smoking is permitted outside of the building.
Complimentary Coffee, Tea and Hot Chocolate and milk is provided in all rooms.
NEAREST SUPERMARKET for your self-catering is Woolworths in NEW NORFOLK or there is an IGA store at OUSE.
Valid proof of identity must be presented on checking in (Driver’s Licence or Passport).
Please ADVISE APPROXIMATE ARRIVAL TIME. Check-in to rooms from 2pm.
LATE CHECKINS AFTER 9PM may incur a late fee of $50.
Check-out of rooms by 1030am. Early arrivals and late departures negotiable.
Strictly no smoking inside buildings.
Damage, breakages, theft, and losses are the guest’s responsibility during their stay.

A deposit or credit card details are required to confirm a booking. Due to the difficulty in re-booking rooms at short notice, the following cancellation policy applies. The full tariff for 1 day is payable if the stay is cancelled within 7 days of the stay.

Where clients cancel on the first day of the stay or do not arrive without notice, no refunds will be provided for up to 7 days of the stay booked.
For long stays (2 or more days), where a cancellation is made in the 8 weeks prior to the stay, a fee may be applied up to 2 days tariff.
Cancellation fees exclude any meal component not taken ie this component will be refunded less any fees or costs we incur.
Clients will be advised at the time of booking if the conditions differ to the norm mentioned above.Refunds outside this policy are at the discretion of Hamlet Downs Country Accommodation and subject to relevant laws.
Refunds will be net of any costs, fees and charges incurred by Hamlet Downs, its agents or booking representatives in respect of the booking or refund.
Some associated web sites, endorsed by Hamlet Downs, may have cancellation policies that differ to the above. Their policies apply if bookings are made via those relevant web sites.
